New Market Tax Credits to Finance Development
The New Markets Tax Credit (NMTC) Program permits taxpayers to receive a credit against Federal income taxes for making qualified equity investments in designated Community Development Entities (CDEs). Substantially all of the qualified equity investment must in turn be used by the CDE to provide investments in low-income communities. Throughout the life of the NMTC Program, the Fund is authorized to allocate to CDEs the authority to issue to their investors up to the aggregate amount of $23 billion in equity as to which NMTCs can be claimed. To date, the Fund has made 396 awards totaling $21 billion in allocation authority. This program will discuss how an entity qualifies as a CDE, the intricacies of the application process and "dos and don'ts" in the process.

Webinar: 2010 Investment Outlook -- Clearing Skies Ahead?
2009 proved to be an extraordinary year in commercial real estate -- equally dramatic in its downturn to the unprecedented upswing of 2005-07. So what is normal, and what can we expect in 2010? The investment landscape continues to be choppy with only vague data points available for benchmarking. Property fundamentals are weak, the lack of debt availability remains an enormous obstacle to liquidity, and investors continue to wait for a tidal wave of distressed assets to reach the shore. This 2010 Investment Outlook has our panel of experts address these issues and debate the emerging market conditions for distress, lending, asset sales and operations.

Moderated by: Al Pontius, national director, Marcus & Millichap
Panelists:
Larry Harmsen, president, United States/Canada, ProLogis
Jeff Barclay, managing director, ING Clarion Partners
